NE GA and NC Real Estate Summary – July, 2025

“Without Labor Nothing Prospers” Enjoy Your Labor Day Weekend – Bell Mountain

Quote from last month “Availability in listing inventory continues to improve, while the pace of unit sales continues to tread water.” This quote still applies.

The main trends I see are a continued slowing of the number of closings in July, and some spotty softening in prices, mainly in Fannin County and possibly Towns County. Meanwhile, Clay County is looking good relatively, and Cherokee County not so bad either. Union County is holding steady, at least in prices. The two other highly interesting numbers are the slow softening in “residential” numbers, and the significant pop upward in acreage sales and prices. As is always the case, even so with our beloved Federal Reserve, new statistics only make us want more for better clarity. Next month’s number will do the same. Sometimes trends emerge, but very, very often, we simply think we see one beginning and then the next month or two it swings a bit the other direction and we’re back to just not being sure.
